We represented a local developer with the sale of a 9-acre property with zoning for 9 lots on well and septic. Once we learned more about his finances, we suggested that he sell the land to a church for half of the appraised value. By doing this, he was able to take a charitable contribution for the unrealized value and lowered his total income tax for the year.
