This development was years in the making. We began talks with out-of-state sellers in 1997, and in 2002 it went under contract, and the final transaction was made in 2008 after complex zoning changes. In the end, we sold 56 acres from the Shipley-Curtis Farm to The Bozzuto Group to make way for the creation of a 500-unit community of fee-simple townhomes, townhome condominiums and a 30,000-square-foot retail center. After aggressive marketing, we had over 92 developers interested, and 30 offers. Prior to our involvement, the highest offer the property had received was $10M, and we sold the property for $22.5M. Award-winning Shipley’s Grant is today considered a gem of a community in thriving Howard County. Today, we are proud to house our offices in the historic homestead buildings at the heart of the community.
