When the CSX railroad wanted to sell a 28-acre tract of land that paralleled their railroad tracks in Anne Arundel County, we got the call.  After six months of aggressive marketing, we walked the property with lots of prospects, but the proximity to the tracks limited the amount of development the land could support and thus no offers.  After months of trying, we negotiated with the out of state landowner who owned the adjacent 40-acres of woods to allow us to market her property in conjunction with the CSX property.  Now with 68-acres of land zoned for the development of 68 single family houses we quickly found multiple potential buyers, ultimately selling it to HH Rock Realty who developed the property into a subdivision for Ryan Homes.
